Negotiator

A Negotiator, as the name suggests has to have extremely strong skills to negotiate and also successfully close a property deal which could be either the purchase or sales of a residential, commercial, educational or entertainment property or even be an investment. The person is required to maintain a high standard of customer service and sales.

The person should possess good product and materials knowledge, coupled with technical knowledge and an eye on the ever-changing trends of the supply market. The person should also be well informed about the manufacturing production processes, have the abilities to reduce purchasing costs and be highly skilled in evaluating national vendors.

You will have at least 1-2 years negotiation experience and a proven track record, either within acquisitions or sales. Excellent interpersonal and persuasion skills combined with ambition, drive & self motivation are essential, as are the passion to succeed and the ability to build successful business relationships.

A Negotiator is required to maintain a high standard of customer service and sales, possess analytic skills, be an independent problems solution provider and an excellent team player. Besides these, a Negotiator must also be a persuasive speaker/orator to convince the various audience/personnel from whom he is buying or selling the property to or making the investments with.

A bachelor’s degree is a definite must for every individual seeking to make a career as a Negotiator. Additional qualifications in the form of special diplomas/ courses for this profile are always welcome.

Compensations are totally dependent on the individual’s personal efforts and are performance driven. However, the commissions are attractive and one can reap a lot of rewards with his/her aggressive, convincing and dynamic traits all of which play a major in becoming a successful Negotiator. Growth prospects are dependent on how ambitious and work-driven the individual as this will pave the path for the person to graduate speedily to becoming a Senior Negotiator.

Quantity Surveyor

A Quantity surveyor’s role involves constant feasibility studies, advise on procurement strategy, analyzing and developing responses to commercial risks, tenders and financial control systems.

A Quantity Surveyor’s job encompasses a range of projects. These include residential developments, new stages of repairs and maintenance on buildings and structures such as roads and bridges, factories, offices and even educational institutes e.g. Schools.

A Quantity Surveyor has to control the commercial aspects on site. This would include the preparation of budgets, submission of quotations for variations, preparation of interim applications and preparation of monthly CVRs and final accounts. Other responsibilities include the pricing and submission of variations, reconciliation with estimates, preparing, submitting and agreeing of interim valuations, preparing the monthly cost value reconciliations and agreeing upon and the preparing of final accounts.

A BSc degree in Quantity Surveying or in a construction related subject is a pre-requisite to qualify for this position. The person should also have at least 4 years of work experience in construction or contracting work.

This is a highly responsible job and involves acute analytic and management skills. The remuneration varies with the person’s experience and track record.

Structural Engineer

A Structural Engineer’s role involves being part of the job-running from design stage, and liaising with clients partners to offering guidance via their expertise. A Structural Engineer Sound must possess immense knowledge on structural principal and usage of structural analysis and design software and is responsible for all aspects of structural design.

The person is responsible to produce calculations for the others in the team and assist them throughout the project lifecycle. The projects could vary from residential developments to commercial and industrial design projects.

A bachelor’s degree in Structural Engineering with experience of at least 3-4 years in building structures is a pre-requisite. The person must have experience in traditional building structures in conjunction with a positive attitude. The person must also possess experience with Structural Analysis for Commercial or Retail Building Construction and have experience in working on AutoCAD.

Excellent communication skills is a must and should be accompanied with a desire to enhance one’s engineering skills to move ahead. Growth prospects and remuneration are dependant on one’s aptitude and one’s initiative to shoulder more responsibility on larger projects and / or manage one’s own small structural jobs.

Surveyor

A Surveyor’s area of specialisation includes establishing boundaries, selecting survey reference points and determining the precise location of important features within the survey area. The chief responsibility of a land surveyor is to prepare boundary data that may be submitted as evidence in a court of law in the event of a legal dispute over the location of a boundary.

The person has to research legal records, verify the accuracy of data, prepare plots, maps and reports and at times has to plan field work as well.

Other important functions include the locating of all deed descriptions and maps pertaining to the property in public records and properly interpreting the requirements contained in them, making and maintaining and properly reference new monuments and replace obliterated monuments. The person has to efficiently report all easements, encroachments, or discrepancies discovered during the course of the survey.

The individual should be thoroughly familiar with AutoCAD and Land Development Design Software. A Successful Land Surveyor / Senior Land Surveyor should have a minimum of 2 years Land Surveying experience covering Topographic Surveys, Measured Building Surveys, setting out and levelling.

A Surveyor has to have a dynamic personality, should be an excellent team player and also have a proactive approach to work.

The salaries are excellent and depend on one’s skills and work performances.

Valuer - Lister

A Valuer is always expected to possess an above average conversion rate. The person is responsible for inspecting property, noting qualities and areas that need improvement, overseeing all relevant legal documents and is responsible for the adherence of local planning regulations.

Other important functions include an assessment of the value of the property, writing reports recommending rates for mortgage and insurance. This will be based on making a constant survey of the prevailing property market prices.

A Valuer has to be highly confident in his/her communication and must have excellent presentation skills.

The person will also be responsible for attracting and generating listings by canvassing and providing clear details of company's incentives and should be an excellent communications person especially to develop new customer relations, getting new business and maximizing sales.

A Valuer has to be an independent decision maker, have an amicable personality and be a motivating team leader. Acute valuation and motivational skills, are a must.

This profile requires a lot of communication to achieve successful results and hence the returns are commensurate with the performance of the individual.

Bricklayer

A Bricklayer’s chief responsibility is of laying bricks and blocks and this is important to any home or business. Bricklayers build walls, fireplaces, chimneys and other structures with brick and blocks. Stone masons build floors, ornate stonework on buildings and other structures with stone. A Bricklayer has a multitude of responsibilities. These include the laying out the firebrick and refractory tile to build, rebuild, reline, or patch high temperature or heating equipment, such as boilers, ovens, furnaces, converters, cupolas, ladles, and soaking pits, according to job orders and blueprints.

A Bricklayer is responsible for calculating angles and courses for building walls, arches, columns, corners and removing the burnt or damaged brick and cleaning the surface of setting using the requisite materials e.g. chipping gun, wire brush etc.

The person has to be an independent decision maker and may replace bolts, brackets, and heating elements, repair coke oven doors, weld cracks or holes in shell, or perform other repairs.

The individual must hold either a City and Guilds Advanced Craft or an NVQ Level 3 in Bricklaying and should possess excellent leadership qualities to be able to train the next batch of fresh recruits of bricklayers.

The job entails a lot of physical labor and demands an eye for details as well. Individuals must be highly patient, motivating and strong. This job profile poses a different kind of a pay package for workers in these trades. The compensation may be reduced on some occasions. This would be mainly due to various factors e.g. poor weather which can reduce the available time, or downturns in construction activity.

The compensations for this job profile are in tandem with the location of the project and varies from one location to the other.
